Liberty Estates Condominium
Trust, Uxbridge, Massachusetts
– During the October 17, 2006, homeowners association
meeting at the VFW, Post 1385, in Uxbridge, Massachusetts,
the Liberty Estates Condominium Trust (LETC) voted to accept
the resignation of Dalewoods Corporation, as the Trustee of
LECT. Dalewoods Corporation was the Trustee designated by
the developer of Liberty Estates, Westwood Associates, for
the operation and maintenance of the premises until 75% of
the units were conveyed to the unit owners. On the same day,
the homeowners also voted to elect the new Trustees. The new
elected Trustees are Theodore Van Lingen, Sean Nelligan,
John Bonczek, Pat Scenna, Maureen Huber, Russell Tahmoush
and Joseph Blain. Four of the Trustees were part of an AdHoc
Committee which was established by the developer for the
sole purpose of allowing the homeowners to become familiar
with the routine functions of the condominium. New Trustees
have since engaged the services of Gary Luksha of The
Property Shop, from 35 East Main Street, Webster,
Massachusetts to manage the daily operation of the LECT.

Westwood Associates, Worcester,
Massachusetts – With construction of
the last four units almost complete, Westwood Associates,
Inc., is finalizing the necessary documents for the Town of
Uxbridge to accept the sewer lift station at Liberty
Estates. According to Irving Priest, Assistant
Superintendent of the Uxbridge Department of Public Works,
subsequently after the last occupancy, an article for
acceptance will be placed on the warrant for the next Town
Meeting, hopefully in the fall of 2007, at which time the
Town will assume ownership and responsibility for the lift
station and force main. At present, Hannigan Engineering and
the Law Office of Harry P. Kotseas are preparing a
description for the easement with metes and bounds for the
access and maintenance of the pump station and for the force
main and associated gravity mains to their connection with
the Town’s sewer main in Constitution Way.

Flint Pond Estates, Grafton,
Massachusetts –
On October 4,
2006, the Grafton Zoning Board of Appeals issued by a
unanimous vote a comprehensive permit to Sotir Papalilo and
Springwood Development Corp., one of the principals of the
72-unit housing development to be located on Creeper Hill
Road in Grafton, Massachusetts. The condominium will be
built on 21 acres near the Shrewsbury town line. The
condominium will feature town homes with a one or two car
garage attached, similar to those proposed at Liberty
Estates in Uxbridge, Massachusetts. The town homes are
expected to be sold at a starting price of $319,000. The
Board’s support came after several meetings with local
officials and neighborhood residents. The Board’s support is
also contingent upon the sale of 18 of the town homes at a
discount that will be set aside for purchase primarily by
qualified Grafton residents for less than $200,000. “There
is nothing in this town under $200,000” said Selectmen Susan
Mills. “This gives people who were raised here an
opportunity to live here.” Construction of this development
will commence in 2007.

Liberty Estates Condominium
Trust, Uxbridge, Massachusetts
– On September 13, 2005, the Liberty Estates Condominium
Trust (LECT) held its first Homeowners Association meeting
at the VFW, Post 1385, in Uxbridge, Massachusetts. Although
the Trustee of the LECT is still the developer, all
decisions about Liberty Estates now and in the future until
75% of the units are conveyed to the unit owners will be
conducted by the AdHoc Committee comprised of owners
currently residing at Liberty Estates. “This is a great
opportunity for the owners to get familiar with the routine
and long term functions of maintaining the premises. It is
hoped that these members who volunteered to become members
of the AdHoc Committee will have the experience to
eventually become the elected Trustees of LECT” said Sotir
Papalilo, President of Dalewoods Corporation, the current
Trustee of LECT.
On October 3, 2005, the AdHoc Committee had its first
meeting. During this meeting a number of topics were
outlined for discussion purposes. The major topics included
issues of parking, insurance, and common area allowed uses.
The current members of the AdHoc Committee will be meeting
the first Monday of each month at which time old and new
business on the agenda will be discussed. Riney Management
will continue to provide its Property Management services to
the AdHoc Committee and to LECT.

Westwood Associates, Worcester, Massachusetts
– Westwood Associates, Worcester, Massachusetts – Despite
the bitter cold and the record third highest snowfall this
winter, sales continue to soar at Liberty Estates,
establishing itself as one of the hottest new neighborhoods
around. In an effort to meet this unprecedented demand
Westwood Associates, Inc. has accelerated its construction
schedule for the remaining units here at Liberty Estates. In
fact, the last three phases consisting of 22 units are being
combined into one final phase. The foundation excavation of
the first building in the final phase will commence in June.
The remaining foundations are expected to be in the ground
by the end of September said Glen Ehwa, President of Ewha
Excavating, Inc., the site development contractor for
Westwood Associates, Inc.
-
Westwood Associates, Worcester, Massachusetts
– Sales continue to sizzle at Liberty Estates. This success
is credited to the "overall home designs, their quality,
their privacy, their quiet countryside yet convenient
commuter location, all at a very reasonable and competitive
price " said Joanne Christopher, Sales & Marketing Director
for Westwood Associates. Not only it is rare to find a 3
bedroom luxury town home in this area, they offer first
floor living, and most come with a 2-car garage as a
standard. This winning combination appeals to the single
family homeowner seeking to downsize, yet who are not
willing to compromise their style of living, to which they
have become accustomed said Christopher. Home buyers here at
Liberty Estates have found the same lifestyle of a new,
quality single family house without the high price or the
high maintenance. Plus, many buyers have a second home which
allows them more time to go out there and play. They are not
stuck at home on weekends doing yard work. In essence, these
town homes offer homeowners the opportunity to upgrade their
quality of life!
Our success is not only attributed to the unique product
offered here at Liberty Estates but also with the service
our staff provides its customers, said Sotir Papalilo,
President of Westwood Associates, Inc. One of our recent
customers, Mr. and Mrs. Scenna, who just moved into their
new home at 12 Concord Lane, offered the following comments.
“The process of being actively involved in the building of
our new condo was both daunting and intimidating. However,
through the guidance and expertise of the people at Westwood
Associates – Sotir, Joanne, and Marina – the process was
made much easier. They listened and encouraged us to express
our wishes, gave us constructive comments about those
wishes, and did what was necessary to make those wishes
become a reality. Through their efforts, the whole activity
became a very exciting and enjoyable learning experience."

Drew Mortgage Associates, Shrewsbury, Massachusetts –
Drew Mortgage Associates is pleased to announce that it has
arranged special mortgage financing terms for potential
buyers at Liberty Estates, called the 7/1 ARM Program. The
7/1 ARM Program is designed with the sole purpose to protect
buyers against rising interest rates.
During construction, unforeseen circumstances, such as,
ledge and winter conditions have prolonged construction
beyond the expected delivery date, often at the expense of
the borrower requiring a resubmission of a new application
with the lender and the possibility of loan at higher rates.
Having the ability to lock your rate for 12 months
“eliminates a lot of hardship buyers experience when the
rate lock date expires and the closing has to be extended”
said Sotir Papalilo, President of Westwood Associates, Inc.
The one time ability to have to renegotiate for a lower rate
will give borrowers further confidence that their rate is
not only guaranteed but will have the ability to save more
money in interest payments should the interest rates come
down.
This is a great program said Wayne Rawan, Vice President at
Drew Mortgage Associates, especially for those borrowers who
seek financing terms to purchase their first home. At
present rates, with the
7/1 ARM Program
a buyer can own a home at Liberty Estates for as little as
$1,455 per month in principal and interest with only a 5%
down payment. Under the
7/1 ARM Program
no Private Mortgage Insurance (PMI) payments are required.
Please contact Drew Mortgage Associates at 508-421-8113 or
508-421-8184 for further information about the
7/1 ARM Program.

An over 55 condominium complex proposed by Westwood
Associates, Inc., located on Park Street near the Route 135
interchange in Westborough earned the support of the
Planning Board last week. After more than a year of
discussions with the Westborough Housing Partnership (WHP),
the plan that also received the endorsement by a unanimous
vote of the WHP is for a 36-unit complex, which includes two
bedrooms with two bath condominium units ranging from
approximately 1,300 – 1,550 square feet. This two and half
story single building will also be built of a 36-space
enclosed parking garage. “I think it’s a good use for the
land. I’d hate to see another shopping mall in there,” said
Planning Board member Ralph Keyes. Co-Chair of the WHP, Kris
Allen said “I think this development is compatible because
Walker Meadow is across the way” referring to another 55 and
over development recently built in the area. Allen went
further and said that “This is affordable housing for the
town and that we didn’t have before”. Nine of the 36 units
at Park Place will be sold to qualified applicants pursuant
to the Local Initiative Program guidelines established by
the Department of Housing and Community Development while
the market rate homes will sell for $350,000. On March 22,
2005, Westwood Associates, Inc., will be making its
presentation to the Westborough Board of Selectmen seeking
their input and support on the Park Place proposal.

Liberty Estates, Uxbridge, Massachusetts
– The long anticipated occupancy of the initial townhouses
here at Liberty Estates was celebrated on June 16, 2004 with
the closing of 5 Washington Court. According to Westwood
Associates, by the end of September all of the 16 townhouses
at Washington Court and Adams Court will be fully occupied.
While homeowners are enjoying their semi-custom homes, sales
continue at a sizzling pace as the townhouses at Lincoln
Court (Phase IV) were officially released. Buyer interest
in the units at Lincoln Court has been tremendous, says
Joanne Christopher, Marketing Director for Westwood
Associates. Part of what makes Lincoln Court so spectacular
is its privacy. Lincoln Court is set in an area of gentle
sloping terrain and surrounded by undisturbed natural growth
that allows for a living environment rarely found in
condominiums.
-
Westwood Associates, Worcester, Massachusetts
– Soon homeowners will experience the true meaning of living
in a Westwood Associates built community. As part of an
effort to improve its product here at Liberty Estates,
Westwood Associates has decided to integrate to its
landscaping plans the installation of street lighting as
well as a sprinkler system at its own expense. Landscaping
plans recently completed by David O’Connor, landscape
architect, will show not only lavish grounds landscaped with
trees and shrubs but also architectural street lighting and
signage manufactured by W.J. Whatley, Inc. These ornamental
posts along with the decorative luminaries will provide a
streetscape compatible with the character of a traditional
New England setting. A sprinkler system will be designed
and installed to assure that the landscaped grounds are
always green. Wells will be constructed to provide the
needed water, effectively eliminating any possibility of
local water fees being assessed by the municipality or the
need to increase the monthly condominium fees.
-
Westwood
Associates, Worcester, Massachusetts
– Home automation will soon become a reality here at Liberty
Estates, says Sotir Papalilo, President of Westwood
Associates. With home automation,
the customers will always know when events occur in their
home by literally interacting with their home. Buyers at
Liberty Estates will be able to log onto their home from any
web enabled device to make sure everything is fine at home.
A computer program will integrate many of the home
automation features, including remotely controlled lamps and
appliances, setting up a camera and motion sensor near the
front door so you can see that your kids came home from
school safely while at work, turn lights on and off, and
actually watch the lamps respond to your commands from
anywhere, set TiVo to record your favorite show while away
with an on-screen virtual remote control, install an
electric door strike on your front door to allow maids,
servicemen or the kids inside from the office, and much more.
Look for the updated list of options for the latest costs
associated with some of the home automation features
available here at Liberty Estates.
The
future is here.

Liberty Estates, Uxbridge, Massachusetts
– Despite one of the rainiest Spring seasons in
history, sales have been extraordinary throughout this early
phase of Spring. All of the homes in Phases I through III,
which includes the homes at Concord Lane, have sold out in
record time. Buyers are now able to physically see in
person a completed unit which is more gratifying than the
experience of having to see the development on this
website. Westwood Associates is now pleased to announce
the release of the next set of units found at Lincoln
Court. A waiting list will be maintained for buyers hoping
to get into Liberty Estates. "Luxury townhome living is not
just a trend, it is here to stay," says Joanne Christopher,
the marketing director for Westwood Associates, as buyers
recognize and address their current and future housing
needs. Many are taking the equity in their homes and are
buying a luxury townhouse at Liberty Estates and a second or
third home at their favorite vacation spot. Furthermore,
the savvy buyers recognized the incredible value and cannot
go back to anything else after walking through one of these
luxurious, well planned townhomes. Still, prices are quite
competitive here at Liberty Estates and buyers can gauge
their budget based on their own personal preferences.
Everyone agrees, "Liberty Estates is a winner!"
-
Liberty Estates, Uxbridge, Massachusetts
– Over the past two months Westwood Associates has been
negotiating with the Town of Uxbridge to redesign the
force main for the sewer lift station required for all of
the townhouses except for those found at Washington and
Adams Court. The redesign is for the purchase and
installation of a sewer pump station compatible with
the many the Town of Uxbridge currently maintains
throughout the Town. Although the initial cost to
Westwood Associates to acquire and install the pump
station is more expensive, it will save the Liberty
Estates Condominium Trust thousands of dollars in
condominium fees for maintenance and replacement
costs. Once the new design of the pump station is
approved and its properly operating, Westwood Associates
and Liberty Estates Condominium Trust will grant the Town
of Uxbridge the necessary easements to own and maintain
the pump station and all of the infrastructure related to
sewer and water services in perpetuity. In other
construction related news, construction along Washington
Court is now at its final stages with the first ten homes
about to close. Framing of the units at Adams Court
is scheduled for completion the end of May. Excavation
for foundations at Jefferson Court has begun. Foundations
are scheduled to be poured in June and soon thereafter at
Concord Lane.

Flint Pond Estates, Grafton, Massachusetts

of Flint Pond Estates can now file an application with the
Grafton Zoning Board of Appeals commencing the local
review process. The application is scheduled to be
submitted sometime the middle of May.

Liberty Estates, Uxbridge, Massachusetts
– With Phase I and II sold-out, Westwood Associates is pleased
to announce the release of 12 additional units for sale to be
built along Concord Lane constituting Phase III. Westwood
Associates anticipates that the units at Concord Lane will be
ready for occupancy by the end of September. The demand for
these luxurious townhomes has been incredible said Joanne
Christopher, the marketing director for Westwood Associates.
If the demand continues to be as strong as it is anticipated,
Westwood Associates plans to release Phase IV, 12 additional
units located at Lincoln Court in 2004. According to Ms.
Christopher, there are already a number of buyers that have
made a reservation deposit and expect to sign a Purchase and
Sale Agreement now that Phase III has been released. “It is
quite possible that 50 of the 72 townhomes at Liberty Estates
could be sold and under agreement by the end of 2004” said Ms.
Christopher.
-
Flint Pond Estates, Grafton, Massachusetts
– On December 16, 2003, the Board of Selectmen gave its
support to Sotir Papalilo, one of the principals of Westwood
Associates, and to his 84-unit housing development proposal to
be located on Creeper Hill Road in Grafton, Massachusetts.
The condominium will be built on 21 acres near the Shrewsbury
town line. The condominium will feature townhomes with a one
or two car garage attached similar to those proposed at
Liberty Estates in Uxbridge, Massachusetts. The townhomes are
expected to be sold at a starting price of $290,000. The
Board’s support came after several meetings with local
officials and neighborhood residents. The Board’s support is
also contingent upon the sale of 21 of the townhomes at a
discount that will be set aside for purchase primarily by
qualified Grafton residents for less than $200,000. “There is
nothing in this town under $200,000” said Selectmen Susan
Mills. “This gives people who were raised here an opportunity
to live here.” The median price for a house or condominium
in Grafton through October of 2003 was $307,520.00 according
to The Warren Group. Westwood Associates anticipates that the
construction of this development will commence the end of 2004
or the beginning of 2005 after it has secured all of the
required permits.
-
Westwood Associates, Worcester, Massachusetts
– Construction at Liberty Estates is now at full gear.
Framing of the first two four-unit buildings at Washington
Court is scheduled to be completed before the end of January,
weather permitting. Occupancy of the first condominium
is slated for this coming March. Many buyers have
completed their options list and their color selection form.
Those who have not were urged to do so in order to lock-in
their prices. Construction at Adams Court has begun as
well. During excavation, ledge was encountered and had
to be blasted before it was removed. The projected date
of pouring concrete for footings and foundations at Adams
Court is anticipated in mid February with framing to commence
the end of February. Excavation for foundations at
Jefferson Court is anticipated to begin the middle of March
with foundations scheduled to be poured the end of March.
-
Constitution Way,
Uxbridge, Massachusetts
–
Now that Constitution Way has been completed and the roadway
binder is in place, Westwood Associates is now preparing the
subdivision control agreement and release of covenant for
submission to the Uxbridge Planning Board in January.
With the release of covenant in its possession, Westwood
Associates will then be able to proceed to secure building
permits to build semi-custom single family homes on this 5-lot
subdivision. All of the lots are a minimum of one acre
in size with some nearing two acres. All of the homes
will have a minimum 2,800 square feet and will be serviced
with underground utilities. The lots will have access to
town sewer, town water, natural gas, electric, telephone, and catv
services. According to Westwood Associates, homeowners who
would like to build their own dream home would have the
opportunity to purchase the lot, provided that they satisfy
certain minimum standard requirements related to architectural
design and landscaping. Westwood Associates intends to
maintain architectural control of all of the buildings built
in order to assure an aesthetically pleasing subdivision where
the home values are protected.

Liberty Estates, Uxbridge, Massachusetts
– Finally, the long awaited buyer anticipation date is here.
Westwood Associates, Inc., has begun pouring concrete for
their first of eight buildings slated for construction this
year here at Liberty Estates. The foundation of the first
building should be completed by the middle of September with
framing to commence soon thereafter. Weather permitting, the
remaining seven foundations will be poured and backfilled by
the end of December. This will include the foundations in
Washington Court, Adams Court and Jefferson Court, totaling 26
units. This is an exciting time. Buyers will now have the
opportunity to visit the site, start visualizing and
experience first hand the construction process and see their
home become a reality.
-
Westwood Associates, Inc., Worcester, Massachusetts
– Summer sales sizzled, as Phase I had a midsummer sellout.
With the overflow of buyers from Phase I, Phase II, Jefferson
Court, was made available. These homes were sold at market
rate with limited advertising. Currently, only 2 homes are
available for sale at Jefferson Court. Based on this
incredible demand for the product, Westwood Associates, Inc.,
projects that Phase III could be released by the end of the
year when construction has progressed to a level when an
accurate occupancy date can be made available to Phase III
buyers. A waiting list will be available for those buyers who
are interested in purchasing a home in Phase III, Concord
Lane. Those who sign-up will have the option to select their
preferred location first.
-
Westwood Associates, Inc., Worcester, Massachusetts
– The asphalt concrete binder along the 1,000 linear foot
cul-de-sac, known as Constitution Way, is scheduled to be
placed by the end of September. This five-lot subdivision is
made up of lots that range from 1 to 2 acres in size. The lots
will be sold to builders and homeowners who want to build an
upscale home consisting of a minimum 3,200 square feet of
living space. Architectural control of the building design and
exterior building material specifications shall be maintained
by Westwood Associates, Inc., to insure the values of the five
new single family homes.

Dale Woods, Auburn, Massachusetts
– Westwood Associates is pleased
to announce the sell out of its condominium units at the
Villages at Dale Woods. With the sale of its last two
condominiums, the development is now on an accelerated
construction pace, slated for completion by the end of

the town of Auburn to accept the extension of Dale Avenue as a
public way, anticipated sometime in the fall of 2003.

Liberty Estates, Uxbridge,
Massachusetts
– Since the announcement of the grand opening of Liberty
Estates on May 25, 2003, Westwood Associates has broken a
historical record of selling 10 homes during a one month
period. Never in its young history has the company has
had such success. This success can be attributed to the
buyer's acknowledgement of the quality of design and
construction coupled with the modest pricing of its
condominium units.

Dale Woods, Auburn, Massachusetts
– The warmer weather has finally
allowed the completion of most of the landscaping here along
the 7 plus acres at Dale Woods. Framing of the last two units
is now complete with the rough electrical, plumbing and HVAC
slated for completion in the next couple of weeks. These homes
will feature a number of options. Among them, lots of recessed
lights and many other electrical upgrades. Some electrical
options are currently being rough wired, and for a potential
buyer ready to move in soon, there is still ample time to
tailor the need with more electrical modifications. Besides
the roughing, selection of your personal materials and colors
for flooring, cabinets and counter tops and other items is
still possible. It’s the perfect time to reserve your new
home!

Liberty Estates, Uxbridge,
Massachusetts
– On Sunday, May 25th, 2003, Westwood Associates, Inc.
launched its Grand Opening of Liberty Estates. Prospective
buyers braved the winds and rain of a Spring Nor'easter and
lined up to be among the first to purchase one of these new
homes. "We are so impressed with the quality of materials and
construction," quoted one couple who had just visited one of
Westwood’s most recent condominium developments and cannot
wait to start designing their dream kitchen. Nearly everyone
has been saying that they have been looking everywhere, and
they are so thrilled to be getting even more than they
expected in their new home, here at Liberty Estates. Many were
even at the point of giving up their search for a new home and
just keeping their current homes, until they saw the plans.
The 2-car garage, the 1st floor of living space, as well as
the spacious floor plans convinced most buyers that "this was
it; we found our new home." Uxbridge is such a lovely, quaint
town filled with so much character, history and pride. And now
with the convenience of the Mass Pike access, even more folks
are discovering Uxbridge. Only six of the sixteen homes are
available for sale to complete the first phase of Liberty
Estates. Be one of the first to purchase here and experience
the many benefits of owning your own home at Liberty Estates.

Dale Woods, Auburn, Massachusetts
– Framing of the last two units is anticipated to start by mid
April. "The weather has finally cooperated enough to create a
window of opportunity for the long waited pouring of concrete
for foundations", said Lou Gilantzis, site superintendent of
Westwood Associates, Inc. It was 10 years ago the last time
that the weather had an impact in Westwood’s construction
schedule. With warmer weather just around the corner it won’t
be too long before the grounds are green again and the
premises are fully landscaped.

Liberty Estates, Uxbridge,
Massachusetts – On May 7, 2003, Westwood
Associates, Inc., will break ground to start the roadway and
infrastructure improvements for Liberty Estates I (LE I)

off of Hartford Avenue West. The proposed 800 plus linear foot
cul-de-sac that will be known, as Constitution Way, will
provide the required access to Liberty Estates II, a 72-unit
condominium slated for construction in May 2003.
-
Westwood Associates, Inc.,
Worcester, Massachusetts – "Now may be the time
to reserve and get on the waiting list and benefit from the
pre-construction sale prices", said Joanne Christopher,
Marketing Director for Westwood. She was referring to Liberty
Estates II (LE II), the 72-unit condominium development in
Uxbridge, Massachusetts slated for construction in May. The
initial 6-8 condominiums sold in the Phase I will be sold at a
starting price of $249,900.00. This sales price represents a
$25,000.00 discount from the list price of $274,900.00. For

Rocky Hill Estates, Oxford,
Massachusetts – On October 23, 2002, during a
special town meeting the Town of Oxford voted to accept
Founders Court and Manor Lane as public ways. These two roads
were part of the Rocky Hill Estates subdivision. The
construction of this 32-lot single-family subdivision located
off of Rocky Hill Road was started in late summer of 1999 and
was completed in spring of 2002. Resale values at Rocky Hill
Estates are now around $350,000.00, which is roughly
$100,000.00 more than the average prices initially posted by
Westwood Associates, Inc.
-
Westwood Associates, Inc.,
Worcester, Massachusetts – According to Drew
Mortgage the 30-year fixed rate interest rates is currently at
5.5% with 2 points (5.68 APR) and the 15-year rate is at 4.75%
also with 2 points (5.06 APR). These low rates have had a
significant positive impact in making home prices affordable
to many homebuyers. For example, a home selling for
$274,900.00, with a 20% down payment on a 5.5% fixed interest
rate, the minimum income required to purchase is just above
the required $69,000.00 annual household income. The monthly
payment of roughly $2,325.00 includes principal and interest,
real estate taxes, homeowners insurance and the condominium
fees. Mortgage insurance in not required if the amount of
deposit is 20% of the sales price or more.
