  • Liberty Estates Condominium Trust, Uxbridge, Massachusetts – During the October 17, 2006, homeowners association meeting at the VFW, Post 1385, in Uxbridge, Massachusetts, the Liberty Estates Condominium Trust (LETC) voted to accept the resignation of Dalewoods Corporation, as the Trustee of LECT. Dalewoods Corporation was the Trustee designated by the developer of Liberty Estates, Westwood Associates, for the operation and maintenance of the premises until 75% of the units were conveyed to the unit owners. On the same day, the homeowners also voted to elect the new Trustees. The new elected Trustees are Theodore Van Lingen, Sean Nelligan, John Bonczek, Pat Scenna, Maureen Huber, Russell Tahmoush and Joseph Blain. Four of the Trustees were part of an AdHoc Committee which was established by the developer for the sole purpose of allowing the homeowners to become familiar with the routine functions of the condominium. New Trustees have since engaged the services of Gary Luksha of The Property Shop, from 35 East Main Street, Webster, Massachusetts to manage the daily operation of the LECT.
     

  • Westwood Associates, Worcester, Massachusetts – With construction of the last four units almost complete, Westwood Associates, Inc., is finalizing the necessary documents for the Town of Uxbridge to accept the sewer lift station at Liberty Estates. According to Irving Priest, Assistant Superintendent of the Uxbridge Department of Public Works, subsequently after the last occupancy, an article for acceptance will be placed on the warrant for the next Town Meeting, hopefully in the fall of 2007, at which time the Town will assume ownership and responsibility for the lift station and force main. At present, Hannigan Engineering and the Law Office of Harry P. Kotseas are preparing a description for the easement with metes and bounds for the access and maintenance of the pump station and for the force main and associated gravity mains to their connection with the Town’s sewer main in Constitution Way.
     

  • Flint Pond Estates, Grafton, Massachusetts On October 4, 2006, the Grafton Zoning Board of Appeals issued by a unanimous vote a comprehensive permit to Sotir Papalilo and Springwood Development Corp., one of the principals of the 72-unit housing development to be located on Creeper Hill Road in Grafton, Massachusetts. The condominium will be built on 21 acres near the Shrewsbury town line. The condominium will feature town homes with a one or two car garage attached, similar to those proposed at Liberty Estates in Uxbridge, Massachusetts. The town homes are expected to be sold at a starting price of $319,000. The Board’s support came after several meetings with local officials and neighborhood residents. The Board’s support is also contingent upon the sale of 18 of the town homes at a discount that will be set aside for purchase primarily by qualified Grafton residents for less than $200,000. “There is nothing in this town under $200,000” said Selectmen Susan Mills. “This gives people who were raised here an opportunity to live here.” Construction of this development will commence in 2007.

  • Liberty Estates Condominium Trust, Uxbridge, Massachusetts – On September 13, 2005, the Liberty Estates Condominium Trust (LECT) held its first Homeowners Association meeting at the VFW, Post 1385, in Uxbridge, Massachusetts. Although the Trustee of the LECT is still the developer, all decisions about Liberty Estates now and in the future until 75% of the units are conveyed to the unit owners will be conducted by the AdHoc Committee comprised of owners currently residing at Liberty Estates. “This is a great opportunity for the owners to get familiar with the routine and long term functions of maintaining the premises.     On October 3, 2005, the AdHoc Committee had its first meeting. During this meeting a number of topics were outlined for discussion purposes. The major topics included issues of parking, insurance, and common area allowed uses. The current members of the AdHoc Committee will be meeting the first Monday of each month at which time old and new business on the agenda will be discussed.   • Westwood Associates, Worcester, Massachusetts An over 55 condominium complex proposed by Westwood Associates, Inc., located on Park Street near the Route 135 interchange in Westborough earned the support of the Planning Board last week. After more than a year of discussions with the Westborough Housing Partnership (WHP), the plan that also received the endorsement by a unanimous vote of the WHP is for a 36-unit complex, which includes two bedrooms with two bath condominium units ranging from approximately 1,300 – 1,550 square feet. This two and half story single building will also be built of a 36-space enclosed parking garage. “I think it’s a good use for the land. I’d hate to see another shopping mall in there,” said Planning Board member Ralph Keyes. Co-Chair of the WHP, Kris Allen said “I think this development is compatible because Walker Meadow is across the way” referring to another 55 and over development recently built in the area. Allen went further and said that “This is affordable housing for the town and that we didn’t have before”. Nine of the 36 units at Park Place will be sold to qualified applicants pursuant to the Local Initiative Program guidelines established by the Department of Housing and Community Development while the market rate homes will sell for $350,000. On March 22, 2005, Westwood Associates, Inc., will be making its presentation to the Westborough Board of Selectmen seeking their input and support on the Park Place proposal.

  • Liberty Estates, Uxbridge, Massachusetts – Over the past two months Westwood Associates has been negotiating with the Town of Uxbridge to redesign the force main for the sewer lift station required for all of the townhouses except for those found at Washington and Adams Court.  The redesign is for the purchase and installation of a sewer pump station compatible with the many the Town of Uxbridge currently maintains throughout the Town.  Although the initial cost to Westwood Associates to acquire and install the pump station is more expensive, it will save the Liberty Estates Condominium Trust thousands of dollars in condominium fees for maintenance and replacement costs.  Once the new design of the pump station is approved and its properly operating, Westwood Associates and Liberty Estates Condominium Trust will grant the Town of Uxbridge the necessary easements to own and maintain the pump station and all of the infrastructure related to sewer and water services in perpetuity.  In other construction related news, construction along Washington Court is now at its final stages with the first ten homes about to close.  Framing of the units at Adams Court is scheduled for completion the end of May.  Excavation for foundations at Jefferson Court has begun.  Foundations are scheduled to be poured in June and soon thereafter at Concord Lane.
 
  • Flint Pond Estates, Grafton, Massachusetts – On March 24, 2004, the Department of Housing and Community Development (DHCD) issued its determination of site eligibility and preliminary approval for the Flint Pond Estates condominium development.  With this site eligibility and preliminary approval on hand the proponent of Flint Pond Estates can now file an application with the Grafton Zoning Board of Appeals commencing the local review process.  The application is scheduled to be submitted sometime the middle of May.

  • Westwood Associates, Worcester, Massachusetts – Construction at Liberty Estates is now at full gear.  Framing of the first two four-unit buildings at Washington Court is scheduled to be completed before the end of January, weather permitting.  Occupancy of the first condominium is slated for this coming March.  Many buyers have completed their options list and their color selection form.  Those who have not were urged to do so in order to lock-in their prices.  Construction at Adams Court has begun as well.  During excavation, ledge was encountered and had to be blasted before it was removed.  The projected date of pouring concrete for footings and foundations at Adams Court is anticipated in mid February with framing to commence the end of February.  Excavation for foundations at Jefferson Court is anticipated to begin the middle of March with foundations scheduled to be poured the end of March.

 

  • Constitution Way, Uxbridge, Massachusetts Now that Constitution Way has been completed and the roadway binder is in place, Westwood Associates is now preparing the subdivision control agreement and release of covenant for submission to the Uxbridge Planning Board in January.  With the release of covenant in its possession, Westwood Associates will then be able to proceed to secure building permits to build semi-custom single family homes on this 5-lot subdivision.  All of the lots are a minimum of one acre in size with some nearing two acres.  All of the homes will have a minimum 2,800 square feet and will be serviced with underground utilities.  The lots will have access to town sewer, town water, natural gas, electric, telephone, and catv services.  According to Westwood Associates, homeowners who would like to build their own dream home would have the opportunity to purchase the lot, provided that they satisfy certain minimum standard requirements related to architectural design and landscaping.  Westwood Associates intends to maintain architectural control of all of the buildings built in order to assure an aesthetically pleasing subdivision where the home values are protected.

  • Liberty Estates, Uxbridge, Massachusetts – Finally, the long awaited buyer anticipation date is here. The foundation of the first building should be completed by the middle of September with framing to commence soon thereafter.
